Warrandyte South: 4ha estate with no-expense-spared build chasing $5m
A near-new home that manages to be understated while also oozing wow factor is vying to become just the second Warrandyte South residence to achieve a $5m sale.
The 115 Brysons Road property has made a good start to this pursuit, attracting buyer interest “from far and wide” within a week of hitting the market.
Hoskins Croydon selling agent David Alvares said the owners totally rebuilt an original house that once stood on the lush 4ha block to create the five-bedroom abode, completing it about six months ago.

“They used the bones of (the original house), but there’s nothing they haven’t touched and no expense has been spared on the build,” he said.
Mr Alvares highlighted the property’s substantial landholding comprising paddocks for agisting horses, its “phenomenal” pool and spa, and “spectacular” views over the Macedon Ranges as the main selling points.
“It’s got all the things my clientele is looking for — three big living zones that are all separated from each other, a master bedroom (with an ensuite and a dressing room) that’s separate from the minor bedrooms, each of which have their own bathrooms,” he said.
“The house is also minimalistic and understated. But when you walk in, it takes your breath away.
“It’s one of the better homes in the area.”
The interior is characterised by limed oak flooring, Italian tiling, wool carpet, marble benchtops, steel-framed doors and large windows.

It features a rumpus room with a wet bar, a theatre room, a concealed gym and a wine cellar.
Two garages — one with space for two cars and the other fitting 10 — are also part of the package, along with several outdoor living spaces containing ceiling fans, a pizza oven, a built-in barbecue and a fire pit between them.
Since the property hit the market with a $5m asking price, it has accrued more than 7390 views on realestate.com.au — about four-and-a-half times the greater Melbourne average.
Mr Alvares said this had translated to more than 60 inspections within a week, with a mix of locals, inner-Melbourne buyers and expats seeking to move back to Melbourne amid the pandemic showing interest.
The property will need to well and truly surpass expectations to set a new record for the northeastern suburb, where a suburban palace at 6 Green Ridge has held the $5.6m benchmark since 2016, according to CoreLogic.
Its expressions of campaign closes March 29.
