“Given Bright’s offerings, buyers have been showing increasing interest in recent years, resulting in huge demand for property,” says PropTrack senior economist Eleanor Creagh.

“In the Alpine LGA, we’ve seen the growth over the past five years for both houses and units, which has been particularly strong, likely as demand to purchase properties in the region has outweighed the supply of properties,” she shares.

“House prices increased over 80%, and unit prices almost doubled over the same time.

“And we’ve continued to see that strong growth in the past year, which is somewhat of an outlier given that prices in regional Victoria broadly declined.”

Given the steady stream of winter skiers and summer adventure tourism crowds, the Bright region is also a landlord’s dream.

Short-stay accommodation in the area reports strong occupation rates year-round.

Creagh says rental data shows that even traditional rental properties offer substantial returns, with rents up between 8 and 10% for the last 12 months alone.

With limited development in town, the launch of the much-anticipated community of Bright Valley has buyers circling.

The process works with buyers laying down a 10% deposit and settling with a one-off payment at handover.

“We’ve got outdoor gyms, a playground, a dog park, communal areas with big fire pits and even a kids’ pump track all planned.”
