The SA suburbs and towns where sales are rising and prices are already starting to follow
Regional South Australia is the unsung hero of the nation’s property market, a new report reveals.
Hotspotting’s Price Predictor Index for winter 2021 shows 26 of the 33 regional SA locations ranked in the report – or 79 per cent – had rising markets.
It was the national leader in terms of the percentage of locations with rising sales activity.
The comprehensive report by property analyst and Hotspotting founder Terry Ryder analysed sales data in every suburb and town across Australia to determine where prices are likely to rise, decline or remain consistent.
“History shows there is a correlation between sales volumes and price movements: the number of sales changes first and prices react – with a time lag,” the report stated.
Some locations have already enjoyed hefty price rises in the past year and are expected to lift further.
Others don’t make the ranking because there is either no clear pattern in sales activity or sales numbers are too small to be significant.
The report said regional SA’s property market had been a consistent performer in recent years but was probably not on the radar of interstate investors.
“The uplift in sales activity in locations across the state – particularly those attracting buyers who seek lifestyle at an affordable price – is translating into good price growth and most towns have recorded price growth in the past year,” it reads.
Victor Harbor, the Copper Coast, Barossa Valley and the Alexandrina LGA were the standout locations, while larger centres, including Mount Gambier, Port Lincoln, Murray Bridge and Whyalla, also had rising markets.
Harris Real Estate Copper Coast agent Tim Hosking said properties were no longer taking weeks or months to sell in the region.
“There’s been no shortage of buyers looking,” he said.
“All of a sudden you’re not waiting for that one buyer because there are more than one – properties are being picked up rapidly.”
He said holiday homes were in strong demand but there was also an increasing number of families and professionals moving to the area for its lifestyle.
Meanwhile, 104 Adelaide suburbs were identified as rising markets, which was up on the record 92 in the previous report.
Port Adelaide Enfield LGA continued to be the market leader followed by Salisbury and Playford LGAs – all three of which were top picks nationally.
Raine & Horne agent Andrew Harvey said a mix of owner occupiers and investors were flooding the market in the Salisbury area.
“There’s definitely a lot more buyers than there are properties to sell,” he said.
“It’s not uncommon to get a large number of offers … at the first open inspection now.
“The good thing about Salisbury council area is that it’s still reasonably close to Adelaide and reasonably priced.
