Tassie’s most popular home already has new owner

THE hottest Tasmanian property of the past week is under offer and all it took was a few days on the market.

A North-West Coast home at No.17 Formby St, Sheffield was the most viewed Tasmanian home on realestate.com.au over the past week.

The 8000sq m-plus property also cracked the national Top 20 chart with almost 8000 views.

And while the Mercury was having a chat with Roberts Real Estate sales consultant Gerald Davies, his email lit up with a contract — signed, sealed, delivered.

On taking the home to market, Mr Davies knew the property was going to be popular given the outstanding modern home, the large lot and the position, a great spot on the eastern side of Sheffield.

“It was built by a local builder,” he said.

“It’s great to see a homegrown local bloke, who learned his trade in the Sheffield area, creating such a fantastic home.

“The setting, with Mt Roland in the background, I reckon that would have been another feature of the property that caught the eye of a lot of potential buyers.”

Mr Davies said the home attracted three “very good” offers with the successful one coming from a family looking for a perfect home with the space for a pony for their daughter.

“It was sold in less than one week,” he said.

“Anything that is priced right, even at the high end of our market like this one, they’ll find a buyer and sometimes fast.”

No.17 Formby hit the market at “Offers over $880,000”.

The eye-catching four-bedroom two-bathroom house features polished concrete floors, a luxurious bathtub, stone benchtops, a butler’s pantry, a downdraft rangehood, light-filled living space, an undercover alfresco entertainment area and showstopping timber accents.

Roberts Real Estate sales consultant Corinne Nicholson said they are finding Sheffield is a “bespoke place to live with easy access to Devonport and surrounding communities” such as Ulverstone, Shearwater and Cradle Mountain.

“For a small regional centre, Sheffield boasts a great country pub and local cafes and shops that provide a cosmopolitan style of life,” she said.

“Sheffield has a great community vibe and spirit, which is appealing to local and interstate buyers.”

Despite two years of soaring house prices across the region, Mrs Nicholson said affordability can still be unearthed in the Kentish Council area.

“Regional areas like ours have recorded an increase of up to 30 per cent in some areas. April, however, has brought some changes,” she said.

“The numbers of people coming through inspections and making inquiries has cooled a bit with buyers telling me they are taking their time now and allowing themselves to breathe a little.

“They will spend time researching our local recent sales, new listings plus keeping an eye on mortgage rates.”
