Regarded as the best property in Seven Hills, it is no surprise that buyers are in a frenzy with the house the most eighth most viewed residence in NSW this past week on realestate.com.au with over 4000 page views.
Manor Real Estate’s Paul Hanna said the property has also attracted in excess of 200 inquires. The real estate agent has yet to reveal a price guide due to a lack of comparable properties in the suburb.
Mr Hanna confirmed he expects 9 Monaro St to the break or challenge the current $1.85 million residential suburb record set last year by 52 Solander Rd.
“If the same property was in Bella Vista then you would be looking at $2.5 million, perhaps closer to $3 million,” he said.
“The fact that it is located in Seven Hills means that buyers who may not have that kind of budget have a great opportunity to do so at a much more affordable price point.”
Seven Hills has seen its median house price soar in the past 12 months from $771,500 to $903,000, according to realestate.com.au Despite the strong growth, the suburb still offers great value for money to the neighbouring suburbs of Winston Hills and Bella Vista, which have median prices of $1.295 million and $2.025 million respectively.
The current owner constructed the house with no expense spared three years ago after demolishing a brick shack. Mr Hanna said buyers have loved the imposing front facade made of glass, concrete and wood.
Custom built with entertaining in mind, the large open floor plan caters to a variety of uses from everyday life to socialising. The home also has a wide side access which can park multiple cars.
Interiors features include a floating wooden staircase, ducted airconditioning, a stone kitchen with walk-in pantry and an upstairs rumpus room.
There is also a main bedroom with a walk-in wardrobe and ensuite, while the other four bedrooms have built-in wardrobes.
The open plan kitchen and living space has bi-folding doors flowing out to the outdoor entertaining area, which help to create one large room. The backyard will no doubt be popular with kids due to features such as swings, an in-ground trampoline, slide and a small rock climbing wall on offer.
