A vaunted patch of Melbourne’s leafy east is in for a series of firsts as a high-end apartment project launches there.

The Serpells Place project, by Hub Property Group, will be the first apartment development on the mansion-lined Serpells Road in Templestowe.

Pontem Group is working alongside the firm to sell the project.

Development strategy director Fil Gacesa said it would set a number of firsts.

“They are the first and will probably remain the only (apartments) on Serpells Road,” Mr Gacesa said.

“The idea of the project is to pioneer higher apartment standards than have been seen in the area.”

A Templestowe local has already signed a $3.2m deal for one of the penthouses, setting an apartment record for the suburb.

Another four homes are expected to be under contract before the official launch, with buyers impressed by the development’s luxe edge.

Early plans for more than 40 apartments at the site have been slashed back to 19 homes.

Each residence will feature three bedrooms, with floorplans starting at 125sq m of interior space and expanding to ­almost 300sq m for the largest homes.

Expansive balconies are also a part of plans for the project.


“A lot of our inquiry so far is from people who weren’t considering apartments before,” Mr Gacesa said.

While most buyers are expected to be downsizers, the project’s backers are also expecting some inquiries from families given price points are millions of dollars cheaper than many houses on Serpells Road. The boulevard is dominated by multimillion-dollar mansions, with a $4.303m deal notched for No. 162-164 less than a month ago.

Many of the prospective buyers so far have also been attracted by house-like dimensions, full-sized kitchens and ensuites with fluted glass separations to keep the shower and toilet out of eyeline.

Courtyard gardens provide outdoor entertaining options for the ground-level apartments.

Spacious bedrooms are positioned to capture natural light.


Architecture is also a factor, with the KUD-designed facade to blend curved concrete shapes and hanging greenery overseen by John Patrick Landscape Architects.

The development will be officially launched with canapes at the project showroom at 17A Anderson Street, Templestowe, from 11am-3pm on February 27
and 28. Apartment prices start at $1.2m and rise to $3.3m for one of the penthouses.
