Luxury apartments — some with private pools — will soon go on sale at the site of the infamous haunt of some Sydney’s most colourful characters.
And many of them will have incredible views.
Queensgate apartments will consist of 48 apartments in five separate new buildings at 18-32 Darlinghurst Rd, where late-night revellers partied at the Bourbon and Beefsteak pub and Les Girl nightclub.
But the $300m Iris Capital project will be the opposite of seedy — there’ll be fine dining and cocktail bars and up-market hotel accommodation (they’re talking to overseas operators), plus some of the best residences that Sydney has ever seen.

“These will be some of the best apartments in the east,” says Ben Stewart of CBRE, who advises launch day is December 4 when the display suite opens at the site.
“The architecture and level of the finishes is equal to anything we sell in the high-end and in an area with a very limited supply of new dwellings.
“It’s always hard to get projects approved and there’s always strong demand.”
It took Iris Capital’s Sam Arnaout four years to get development approval for the almost 20,000-square-metre lot. There was even a design competition with City of Sydney.
Construction starts on the buildings — three will be six-storey; one eight storey and one 10 storey — in the first quarter of next year with completion at the end of 2023.
Apartments on level three and above will pick up city views from level three. Some will have views of Rushcutters Bay and others views of the Bridge and Opera House.
The beautiful facade of Bourbon and Beefsteak will be retained.
One bedroom apartments (50-70sqm) start at $1.8m; two-bedders (75-100sqm) are from $2.8m and three-bedders (120-150sqm) from $6m.
The penthouses (200-250sqm), three with their own private pool, start at $10m.
The architects are TZG, with interiors by TZG and BKH.
Each building has its own identity and private lobby. Some of the three-bedroom apartments have private wine cellars.
The buyers are expected to range from wealthy young professional couples through to downsizers. Although many will live in the east, some are expected from the lower north shore.
There’s strong interest already from locals and interstate buyers.
