Qld’s top-selling suburbs for houses and units revealed

Home buyers are still choosing freestanding houses over units and expanding their search to regional areas to combat rising unaffordability.

Nearly 60 per cent of property buyers in Queensland over the last quarter purchased a house, with the top 10 suburbs notching up the highest number of these transactions all located outside the Brisbane metro area.

The Ipswich suburb of Redbank Plains has topped the list, according to InfoTrack’s Property Market Update Q2 2024.

The suburb located 34km from Brisbane CBD last made the list in Q3 2023, with its relative affordability appealing to buyers struggling with soaring property prices and higher interest rates resulting in reduced borrowing capacity.

InfoTrack spokesperson Sandra Falzon said the area has great buyer appeal.

“Redbank Plains is a great commuter suburb with both the Ipswich Motorway and the Centenary Highway within easy access. Given its convenient location, and its relative affordability, it’s not surprising to see it has topped the list of house sales,” Ms Falzon said.

Moreton Bay also proved popular, with the suburb of Morayfield coming in at number two on the list, Caboolture at number five, and Narangba at number 10.

InfoTrack’s report shows the Townsville suburb of Kelso has entered the Top 10 for the very first time and sits at number nine. Kirwan, also located in Townsville, has made a consistent appearance in previous quarters, and comes in at number three.

Pimpama on the Gold Coast came in at number four, Buderim on the Sunshine Coast at number six, Logan’s Yarrabilba at number seven, and Rockhampton’s Gracemere at number eight.

Brisbane CBD and surrounds made up ground in the unit sector, with five metro suburbs featured among the top 10 for apartment sales — Brisbane City, Fortitude Valley, South Brisbane, Newstead and Nundah.

The data shows the Gold Coast also made a big impact for unit sales last quarter, with Surfers Paradise topping the list and another three Glitter Strip suburbs featured, including Southport, Pimpama, and Hope Island.

Ms Falzon said Nundah featured on the list for the first time, reflecting the area’s investment in infrastructure development.

“Nundah has seen many new residential developments and is the height of convenience and

connectivity. It’s just 9km from the Brisbane CBD, serviced by two train stations, and close

to the domestic and international airports,” Ms Falzon said.
