Pakenham house price record: Country-style estate with its own ‘tavern’ rivals most expensive sales

A sprawling country-style estate with its own tavern has emerged as one of Pakenham’s most expensive homes.

The six-bedroom house at 230 Army Rd sold for $3.025m last month, putting it among the top deals for the postcode where varying-sized parcels of land are common.

Pakenham’s current record of $4.9m was set by the 8.98ha property at 35 Leppitt Rd in 2021.

The Army Rd residence sits on 2.02ha of land and includes a wraparound veranda and a separate ‘tavern’ with a pizza oven and bar for entertaining.

The home was built on land that originally just had one pear tree on it.

It had been listed with a $2.95m —$3.245m asking price prior to last month’s sale.

Granger Real Estate director Emily Granger said the provincial-style home was “a rare find”.

“It’s a record for Pakenham for what it is — on five acres (2.02ha), that lifestyle property,” Ms Granger said.

“It’s hard to come by something of that calibre.”

She said four serious buyers had shown interest in the home with three putting in an offer.

A local family with two daughters who had been interested from the start of the campaign were ultimately handed the keys.

“They saw the ad pop up and as soon as they saw it … she said ‘we have to get that house’,” Ms Granger said.

The agent said vendors Michelle and Adam Murphy were “ecstatic” with the sale and planned to travel Australia with their young children after settlement.

The owners previously told the Herald Sun that when they purchased the property, all that stood on the land was a lonely pear tree.

They said the home’s biggest feature was a freestanding barn-style room called The Tavern.

“We’ve only just finished that off but it’s brilliant. It’s quite a big room and has verandas around it, an external pizza oven, a toilet, shower and basin,” Ms Murphy said at the time.

“There’s’ quite a bit of history in that room. The timber is from the Long Jetty at Port Welshpool and we outsourced them from a friend of ours.

“The bar inside The Tavern is called the Long Jetty Bar to tie in with the timber. It took a lot of manpower to get them up — about six grown men to lift each panel. They’re such a gorgeous feature in that room.”

Ms Granger said large estates with decent land were still popular with buyers.

She recently listed another 2.02ha block of land at 13 Cremin Dr, also in Pakenham, with a $1.4m-$1.5m asking price, which has already sparked interest.

“It’s titled and ready to go — ready for someone to start building their dream home on,” Ms Granger said.
