Sold – 1A David St, Mosman.

One of Mosman’s largest private estates has found a buyer, reportedly for close to $17m, industry sources say.

The stunning 1491sqm property at 1A David St is moments from Clifton Gardens beach and reserve, and has a northeast aspect and spectacular Sydney Harbour and bushland views.

Surprise buyers snap up $16m Moran mansion

It came to market in the first week of spring with Brendan Warner, of Raine & Horne Mosman, and had a guide of $15.5m to $17m.

Mr Warner says there was an early rush of interest in the property, from locals and also expats, who lived the privacy, the location and the quality of the home.

No expense was spared in the extensive renovation of the David St home, undertaken by the former owners.

The stunning kitchen.

They commissioned award-winning architect Michael Robilliard to design the building and interiors, and construction was completed by The Construction Connection.

The kitchen was also a big hit. Designed and fit out by Damien Pignolet, founder and executive chef of Bistro Moncur, it also makes the most of the spectacular harbour view.

Mr Warner says the investment in the outstanding home has paid off with a sale in just two weeks. He will not reveal the sale price, but says the buyer is an expat who has already come back to Australia.

However industry sources have revealed it sold close to the upper end of the guide. Mr Warner wouldn’t comment on this.

“The buyer loved the views and the way the place had been renovated,” he says. “It’s a great result.”

Mr Warner says the property was hotly contested by three buyers, leaving two who are still looking.

And while stock levels on the Lower North Shore have lifted slightly, it was still severely undersupplied – especially when it comes to houses.

According to realestate.com.au, on Monday there were 270 properties listed for sale in the area. Of these, only 51 are freestanding houses.

“There’s a lot of buyers out there who are very frustrated,” Mr Warner says.
