Mona Darling Point penthouse sells for $13.75m as 60 per cent of units sell on launch day
The penthouse in a much-anticipated new luxury Sydney development has sold for a jaw-dropping price and the private rooftop terrace with a pool was only part of the reason.
The three-bedroom whole-floor apartment fetched a whopping $13.75m prior to last weekend’s launch of Mona, a boutique seven-level project being built by prestige developer Fortis at 1 Mona Rd, Darling Point.
Already, 60 per cent of the one, two and three-bedroom apartments have sold, with the sale of the penthouse first now typical of a changed market in which the most expensive apartments sell first.
“Certainly, the penthouse having the added feature of its own rooftop and pool with a magnificent view was attractive,” the CBRE sales agent, Ben Stewart said.

“But having something brand new in Darling Point was the most important trait to the Elizabeth Bay buyer … the whole development itself is a very smart looking building.”
The purchaser was another property developer, Michael Barakat, who has paid $55,000 per sqm for his new pad, which has 253sqm of internal space plus three outdoor terraces totalling 180sqm.
Naturally, there are panoramic views of the city skyline and the Harbour Bridge, plus an incredible design team that includes leading architects MHNDU with interiors by Richard Stanisich.
The living room will have a statement fireplace as its centrepiece along with a curved-glass window that serves as a discerning nod to the surrounding Art Deco terraces.
The kitchen features a skylight and a huge island bench with fully integrated Wolf appliances, Zub-Zero fridge and custom bar joinery.
Stewart also sold a three-bedroom sub-penthouse for $7.8m to a Double Bay couple in their 50s with a teenager at a local school, though another sub-penthouse with a $6m guide is still available.
There were a “good spread” of sales, including the penthouse, four other three-bedders; and there’s only one two-bedder left with a price guide of $2.3m.
Some of the 60sqm one-bedders, priced from $1.5m, have also sold.
All of the buyers were owner-occupiers, who’ve come from the eastern suburbs of Woollahra and Dover Heights, but also Neutral Bay on the lower north shore and Drummoyne in the inner west.
Most are downsizers who have done well with the sale of their larger homes, but there are also younger professional couples.
Fortis director Charles Mellick said part of the attraction was the top location.
“But we’ve also got a following in the eastern suburbs and we tend to improve after each building,” he added.
“And the standout is the interiors, which are uber luxurious.
“While most developers try to cut back on their finishes to keep their bill costs down, we’ve spent a lot of money to get this right.
“Even though our construction figures are significantly higher, we’re backing our reputation.”
Mona will be complete in the first quarter of 2024.
