Owner-occupiers are expected to be among the leading bidders for Hutt St landmark Trevallyn House when it goes under the hammer later this month.

The Queen Anne return verandah sandstone villa, built around 1900, is currently used as offices with a semi-detached residential apartment accessed via a lift and with a secure car park.

The site spans 499sq m, with an internal floor area of 472sq m across two levels. It is partly leased.

Belle Property Commercial’s David Buenfeld said the versatile building at 124 Hutt St, on the corner of Angas St, was likely to generate strong interest from a wide range of buyers.

“The unique and attractive property offers versatile options for existing reuse or partial redevelopment,” he said.

“It holds immense potential for conversion to retail, office, restaurant, or residential purposes, subject to council consent.”

Mr Buenfeld said the property location, which provides frontages to Angas St and Allen Place, was a key feature that would attract investors.

“Hutt St and its surrounds are full of heritage gems which showcase Adelaide’s rich history and no more so than this former house, known as Trevallyn,” he said.

“The local icon sits gracefully at one of Hutt St’s most prominent corners. It is more than a building, this is a piece of history.”

“Strategically located in the heart of the city’s bustling south-eastern precinct, the character-filled building presents a rare and enticing opportunity for discerning owner-occupiers or astute investors.”

The property will be auctioned on-site at 11am on July 26.
