Desirable family friendly suburb tops the charts

EAGER property pundits will be keeping an eye on Blackmans Bay this year after the Kingborough suburb topped realestate.com.au’s list of places to watch in 2021.

Online views of Blackmans Bay listings shot up in 2020, more than doubling the number of clicks received in 2019.

Blackmans Bay listings attracted an average of almost 6000 people per listing in 2020, an increase of 110 per cent compared to 2019.

Charlotte Peterswald for Property managing director Kim Morgan says buyers recognise Blackmans Bay as a highly desirable family area with easy access to amenities, public transport, multiple schools and the beach.

His listing of a four-bedroom house at 87 Tingira Road, Blackmans Bay went under contract a week after hitting the market, selling well above its $775,000-plus asking price.

“Blackmans Bay is a suburb that has had very good demand, it does provide good value, but prices are going up. It’s certainly more affordable than Sandy Bay, Dynnyrne or Kingston Beach the gap is not as great as it was a couple of years ago,” he said.

“It’s got some great amenities and the bushland reserve is a nice feature of living there. It’s also been configured with lots of little laneways between the streets making it easy to walk straight to the beach.”

Trevallyn, 1km northwest of Launceston’s CBD, ranked second on realestate.com.au’s list of suburbs to watch this year, with a 97 per cent increase in year-on-year views per listing.

However, it’s the highly competitive inner-city suburb of West Hobart that is attracting Tasmania’s highest level of interest with an average of 8522 views per listing.

The award-winning renovation of 9 Lower Jordan Hill Road, West Hobart, has drawn in thousands of online views and significant inquiry from interstate and overseas buyers.

Taylor and Hinds Architects transformed the three-bedroom Federation cottage, adding a modern open-plan kitchen, spectacular library and Tasmanian oak-lined living area.

EIS Property managing director David Gunning said as a family-friendly area West Hobart was extremely popular due to its proximity to the city and character-filled homes.

“West Hobart listings are attracting a huge amount of interest with most properties sold within seven to 10 days,” he said.

“We expect that interest to continue as a few more listings go live later this month.”
