Athelstone home sells for more than $100,000 above reserve at auction

Eager househunters determined to snap up a popular Athelstone house at auction pushed its sale price $117,000 above reserve.
The two-storey house at 22 Robert Street sold for $772,000 under the hammer on Saturday.
Ray White Unley agent Daniel Seach, who sold the property with Jordan Ekers, knew it would fetch a high price based on its popularity but said it sold for much more than expected.

“I had 84 groups through the first open home so we knew it was popular,” he said.
“There were 11 registered bidders at auction and the first bid came in at $600,000, just over the asking guide we had.”
As the owner had tried to sell the house a few years earlier without much luck, Mr Seach said she was “very, very happy” when the hammer came down.
He said a family attracted to the neighbourhood purchased the five-bedroom, three-bathroom residence, which is on a 583sqm block.

“They actually moved over from interstate to live and work in Adelaide,” he said.
“They wanted something with a bit of land, a big house and a good neighbourhood – that was a big drawcard for them.”
He said homes in popular areas were attracting strong interest and prices at the moment.
While the Adelaide market was hot, Mr Seach said it was still important to present a home well, advertise it right and price it fairly otherwise it risked being overlooked.
“It’s important that you get that right,” he said.
