Architectural flair in heritage-listed Braidwood
An architect’s own home, this special Braidwood property has been crowned one of the town’s standout residences.
Designed and constructed by architect Roger James who has lived at the abode since 2015, 102 Glenmore Road has been creatively crafted to include sweeping country vistas and a good dose of Australiana with corrugated iron and ironbark timbers.
“This property is a one-off for our market. Braidwood doesn’t deliver properties of this calibre and style, it just doesn’t,” said selling agent Kelly Allen, from Belle Property – Braidwood.

Set on almost 1.7ha just an hour’s drive from Canberra, the house offers five bedrooms and three bathrooms, including one with a delightful sunken bath and a picture window that captures the stunning views from the tub.
The floorplan spans three pavilions that create four landscaped courtyards overlooking adjacent farmland.
“There are three distinct pavilions, all north-facing and every room has a garden view of some description. The location is surrounded by farming land so it is set in a very tranquil and quiet setting,” Ms Allen said.
“It has a beautiful, established orchard and a productive veggie patch and cottage style garden but the rest of the four acres is mostly parklike land.
“It’s a very clever use of glass, metal and that beautiful, striking ironbark timber flooring.”
Additional features include insulation to the floors, walls and roof, double-glazed windows and doors and hydronic central heating to the living/dining and study area as well as the main bedroom and ensuite.

Ms Allen said Braidwood, the only heritage-listed town in New South Wales, had experienced a surge in property inquiries on the back of the COVID-19 pandemic.
“I think Braidwood was already on a steady rise before COVID. When COVID hit, our market just exploded,” she said.
“Braidwood is very popular with Sydneysiders. It’s been the flavour of the year, or the last couple of years, so we tend to see lots of people who are considering the Moss Vale and Bowral areas taking that step further and coming on to Braidwood.
“You certainly get a lot more for your money in Braidwood, but the supply is slow and the demand is very high so that is pushing our market.”
Ms Allen is taking offers for the sale, which has a price guide between $1 million and $1.5 million.
