Another suburb pricing record has tumbled
RECORD home sale prices can come and go quickly in the current market.
In Blackmans Bay, a superb modern marvel has been sold for a sum that smashed the previous high by a wide margin.
Nest Property’s Todd Pepper sold No.57 Sandra Dr for $2.075 million, a new benchmark for the suburb.
He said it had eclipsed the previous high by $255,000, a top price for the area as recently as April this year.
“There would a few Blackmans Bay waterfront homes, right by the beach, that if they came to market might reach $3m or more,” Mr Pepper said.
“There’s three or four at the southern end of the beach that are absolutely beautiful homes.”
Mr Pepper said No.57 had been purchased by a Tasmanian.
“My vendors were wrapped,” he said.
No.57 is the type of home that leaves little to desire — if anything at all.
Designed by Mark Linardi, the large luxurious property makes the most of its elevated views across the nearby suburbs to the water.
Across two levels and some 320sq m, it boasts a huge living and entertainment zone, spectacular bathrooms, master craftsmen-built stairs, integrated kitchen appliances, gas cooking, iControl automated heating, lighting and window furnishings — the features list is as long as the River Nile.

In Real Estate Institute of Tasmania sale price records — which span from 1996 to today — Blackmans Bay’s top sale of the year exceeded $1m for the first time in 2014.
It did so again in four of the next six years including a high of $1.37m in 2019.
Earlier this year, REIT figures note a $1.47m high, which two homes achieved — one in Wells Pde and the other in Suncoast Dr.
There are eight more 2021 sales on realestate.com.au that range from $1.25 million to $1.415 million. In many calendar years, any one of those sales would have been a contender for the sale of the year gong. But the bar continues to be set higher and higher.
