American entrepreneur Ethan Oberman’s Double Bay house smashes street record by $3m

39A Carlotta Road, Double Bay, has sold for a huge price at auction tonight.

The American software/movie theatre entrepreneur Ethan Oberman dared to be different with the rebuild of his house — and it’s paid off when he put it up for auction.

The unique concrete, steel and wood five-bedroom house on just 324 sqm of land at 39A Carlotta Road, Double Bay has sold for a whopping $9,725,000 under the hammer.

The guide had been $8m, via Ray White TRG principal Gavin Rubinstein.

But, as has been the case with many auctions recently, buyers are so hungry to purchase in the current market with such limited quality stock that an eastern suburbs young family with teenage kids was prepared to pay way above expectations to secure it.

The result smashes the previous street record by more than $3m. That was $6.7m, set a year ago when Rubinstein and colleague Cae Thomas sold a four-bedroom house at 7 Carlotta Road to Josh Penn — son of dentist David Penn — and his partner Ben Palmer.

The Oberman house certainly had a different look than most Double Bay homes.

Designed by architect Matthew Woodward with interiors by Esoteriko, the brief had been to create as many different places to relax as possible.

Features include a built-in reading nook with leather cushion surroundings — where Oberman likes to curl up with his kids, Raphael, 3, and Samson, 1, on a Sunday afternoon; a man cave downstairs, for when Oberman “gets kicked out” of the main house, with study, gym, sauna and steam room. It even has a hammock with a window overlooking the excavated wall of rock, which is floodlit.

The kitchen, too, was very special, with its brass bench, and Wolf and Liebherr appliances.

The bids were flying left, right and centre tonight.

With auctioneer Damien Cooley presiding at his Double Bay rooms, and Jake Moore assisting, bidding opened at $7m and rose in $50,000, $25,000, even $100,000 increments.

There were seven registered, but only four could get bids in. And at the end, it was down to two.

At $9.6m, the buyer’s agent rushed off to talk to his client, and came back with $50k more,

But three bids of $25,000 later, the gavel fell in favour of the family.

“That was a strong result,” Rubinstein said later.

“But some of the best finishes I’ve ever seen in a house.”

Now the Obermans are planning their next project. “I’m thinking about doing up an old house,” he’d told the Wentworth Courier for the House of the Week.

“I love the process of building … it’s time for the next project.”
