Kellyville house sells for $510,000 over reserve in epic auction

A Kellyville house has sold for $510,000 over reserve during an epic afternoon auction that attracted a massive crowd.

More than 200 onlookers gathered to watch 31 Thomas Boulton Circuit go under the hammer at 3pm on Sunday, just a few hours before the weekend drew to a close.

The five-bedroom house sold for $3,360,000 – way above its $2,850,000 reserve.

Despite bidder numbers falling and clearance rates dropping in Sydney over the past month, the auction drew 17 registered bidders after being brought forward one week due to buyer demand.

Auctioneer Stu Benson said the crowd of 200 increased once he started to introduce the auction, with neighbours spilling out of their homes and cars pulling up to see what was happening.

Bidding opened at $2.5m before reaching the reserve after 12 bids. Once it hit $2,920,000 and Mr Benson confirmed the vendor would be selling, another three bidders entered the competition and offers went over $3m “in the blink of an eye.”

He said this drew an “audible gasp” from the crowd.

An applause erupted when the gavel dropped at $3,360,000 after 45 bids.

Mr Benson said high-end properties in the Hills District were still in demand despite a recent slowdown across Sydney.

“One of the major factors of this result was that our vendors listened to their buyer feedback, and gave the market the reserve it asked for,” he said.

“Their reward for listening to the market, was competition for their home.”

“The majority of sellers who aren’t getting a result on auction day right now are the ones who are setting reserves that don’t reflect their buyer feedback.”

While auctions are traditionally held on a Saturday, Mr Benson said that he was regularly running them on Sundays in order to keep up with the level of demand from sellers.

The greatest appeal of the Kellyville house was its French provincial design and functional layout which included guest accommodation on the ground floor.

It was marketed through Ray White TNG Glenwood as a “grand, near-new residence” with “a perfect blend of the eye-pleasing and the functional.”

The buyers were a local young couple whose friends had recently purchased nearby.
