Cashed-up interstate business moguls and at least one big name Aussie celebrity are rumoured to be in the race to secure a rare beachfront block of land on the Sunshine Coast that insiders tip will sell for well north of $10 million.

The 40.5ha block of land at Noosa North Shore has been listed for sale for the first time in 45 years.

Owned by four vendors from Brisbane, the property has “explosive views” stretching from Noosa Heads to Double Island Point, and north across the Coral Sea.

It was recently listed for sale by Tom Offermann Real Estate, with local and interstate interest already pouring in.

Principal Tom Offermann confirmed the rumours about celebrity and business baron interest, but refused to divulge names.

He also refused to be drawn on the value of the land, as price guides are not permitted for auction properties in Queensland.

Industry insiders tip it will well exceed $10m at auction in the current hot market

But industry insiders tip it will likely exceed $10 million given the current pace of the property market.

“What I can say is that the only comparable sale was a neighbouring block that had a house on it and that sold for in excess of $10 million a few years ago,” Mr Offermann said.

The property has a whopping 466m of beach frontage

There is a bitumen road that goes right to the boundary of the property, which Mr Offermann said lends itself to a grand beachfront residence with room for a helipad.

He said it offered the ultimate private hideaway for paparazzi-shy celebrities.

“It is less than 10 minutes by helicopter to the airport, and you could even drive your Sealegs boat (an amphibious boat with wheels) across the beach, head across the water and tie it up behind Hastings St,” he said.

Noosa and Hastings St have long been a magnet for Aussie and international celebrities, sports stars and mega-millionaires, many of whom live or own holiday homes in the exclusive enclave.

Mr Offermann said the current owners had owned the property before anyone “even knew about Noosa”.

“There are only two of these (types of properties) and the other one (next door) isn’t on the market,” he said.

“It and the neighbouring property are surrounded by national park.”

The sprawling 100 acre property has 466m of beach frontage.

It will go to auction on March 26.
