Adelaide’s top-selling suburbs of 2021

It’s been a busy year for househunters in Adelaide this year, and going by the latest dataset released by realestate.com.au, they have found their favourite location.

Latest realestate.com.au figures reveal Mount Barker was the most popular place to buy property in 2021, recording a total of 456 sales in the year to the end of November.

The largest town in the Adelaide Hills notched 59 more sales than Morphett Vale (397), which was followed by Paralowie (268), Aldinga Beach (251) and Mawson Lakes (250).

Ray White Mount Barker agent Damon Brohier said the area was attracting an increasing number of young families looking for spacious homes at affordable prices.

“Mount Barker has become a desirable spot for not just its location but the lifestyle that it offers,” Mr Brohier said.

“Many of the original residents who have lived here for more than 30 years are going back to country living, and this has led to more houses being available for sale. The last six months alone have seen 6 to 8 per cent growth here.”

With a median house price of $460,000, it is unsurprising that buyers have been quick to jump on homes here. This is despite the fact that the median sale price has seen an increase of 12.2 per cent in the last 12 months.

According to Clint Ray of Adelaide Hills Real Estate, the jump in sales can be credited to interstate families returning home.

“There are houses available that are large in size but are still affordable. It’s easier to get a 1,500sq m house here at a more affordable price than in Adelaide’s inner suburbs,” Mr Ray said.

“Mount Barker is definitely attracting more families. The region boasts of good schools and a safe and secure environment. People want more space and lifestyle properties,” Mr Nitschke said.

With an increasing number of people choosing to work from home, travelling time has become irrelevant, Mr Nitschke said.

It’s not just houses that are finding favour in Mount Barker. According to the realestate.com.au data, 81 units were also sold in the area.

While the hill town continues to rise the popularity charts, a much enviable suburb in Adelaide’s East has recorded a sharp decline in the number of sales for the year.

The realestate.com.au analysis reports a 36 per cent decline in sales in Glenside. Real estate experts feel demand for properties in the suburb was outstripping supply.

After Glenside, the number of sales also plummeted by more than 30 per cent in Willunga. Seacliff Park trailed behind by 24 per cent drop in sales.
