2A Buxton Court South, Mt Martha - for herald sun real estate

Life is good at 2A Buxton Court South, Mt Martha.

A mechanical trap door opens to an underground wine cellar at this top-shelf Mornington Peninsula pad, which was designed by its architect owner.

Caroline Rose created the chic coastal home at 2A Buxton Court, Mt Martha, about eight years ago for herself and her family.

She has now listed the four-bedroom residence with a $5.3m-$5.7m price guide – and the temperature-controlled, 1200-bottle cellar is sure to be a selling point for any wine aficionados.

An artistic canvas.

Stone sophistication.

Danckert Real Estate director Sam Danckert said while the cellar was right up there, to him the property’s biggest drawcard was the fact you could step out the front door and “walk down Dominion Rd to South Beach in five minutes maximum”.

“It’s our most popular beach, the one with the bathing boxes,” he said.

The U-shaped house wraps around an Italian mosaic-tiled pool, and faces north to ensure the house is flooded with natural light.

Towering 4-5m ceilings ensured the rooms had “a really nice volume to them”, Mr Danckert added.

He said Ms Rose drew on mid-century design principals, notably using natural timbers to bring “a lot of warmth” to the interior.

A dreamy window seat.

Tempting timber.

A bright corridor.

“All the flooring is solid American oak, there are cedar windows and doors, and cedar feature walls,” he said.

An open-plan living and dining area at the front of the house features a Cheminees Philippe fireplace, and a kitchen with a butler’s pantry and a designer island bench.

Four bedrooms, three bathrooms and a home office complete the 454sq m floorplan. The pick of the bedrooms has a walk-in wardrobe and an ensuite with double showers and a stone bath.

The 1589sq m block also features landscaped gardens, a built-in barbecue, speakers and a fireplace.

Here it is.

Mr Danckert said “luxury holiday home” buyers and Sydneysiders looking to relocate had already expressed interest in the home, which was also walking distance to the Mt Martha village.

He added the Peninsula property market was “the strongest I’ve ever seen”.

His office recently sold a beachside mansion, with a pool and tennis court, at 29-31 Kalimna Drive for a Mornington residential record in the vicinity of $16.5m. But Mr Danckert said he was unable to comment on the price.
