Luxury bayside Bellarine Peninsula home achieved record price

74-76 High Ridge Drive, Clifton Springs, smashed the town’s house price record.


One street is responsible for breaking a Bellarine Peninsula town’s house price record three times this year as buyers upgrade to a pocket with one of the region’s best views.

High Ridge Dr has seen Clifton Springs’ record house price jump from a touch over $2 million to more than $3.5 million after a flurry of activity in 2021.

A quartet of properties traded in as many months range in size from at least 3800sq m.

Bellarine Property agent Lee Martin said the sales shows the belief in that side of the peninsula.

“They’re all minimum of an acre, up to five or six acres for the bigger ones and they’ve got unbelievable views over towards Geelong and the You Yangs,” he said.

“It’s the probably the quietest street on the Bellarine – it’s a big dead-end loop so it’s a beautiful area.

“It’s good to see Clifton Springs is starting to compete with Ocean Grove and those other areas on the beach in terms of price point.”

Buyers from Drysdale secured the property.


The most expensive was a striking custom two-storey design by PK Studio that frames panoramic bay views from almost every room, even the laundry.

The 4308sq m property at 74-76 High Ridge Dr sold within the $3.5 million to $3.8 million price guide, Mr Martin said.

High-end finishes flow from the double height entry hall, to the palatial main bedroom suite and the two living areas, each with its own impressive outdoor entertainment space.

The scene is set for memorable parties on the upstairs deck overlooking the bay, where a gas log fire, built-in barbecue, wine fridge and television are part of the package.

While $3.5 million is a massive jump from Clifton Springs’ $570,000 median house price, it’s far from the most expensive real estate on the Bellarine Peninsula.

Curlewis’ Avila Rd holds the record on the northern shore, with a $5.6 million record was set in 2017, while top sales are north of $6 million in Ocean Grove, Queenscliff and Point Lonsdale and up to $10 million for an estate at Barwon Heads.

“Really, the only difference is on Avila Rd you get the beach on title or below the clifftop.

“You don’t the beach in High Ridge Dr, but the views are as good, if not better.”

Mr Martin said two buyers were local, with another two relocating from Melbourne.

“The local buyers were already on acreage but wanted acreage with views, so that was a driving factor,” he said.

“The two out of Melbourne, they were trading in a really nice city property.

“You’d fall over that you could trade a nice house in Carlton for five acres with 180-degree views and a 50-square house.

“It’s a pretty straight forward one when they see what’s in front of them and ask how is this possible?”
