A Gippsland coastal “shack” with some of the most incredible views you’ll find along Victoria’s coast is offering buyers the ultimate in seclusion.
Abutting a beach so private its pretty much only attended by local land owners — of which there are just eight — 170 Munbilla Rd, Walkerville, is a nature lover’s dream.
Ray White agent Jason Hellyer said the sprawling 34.68ha property was the largest of eight carved up by a former farm owner more than 40 years ago.
He’ll be taking opening bids from $4m at an online auction on July 9.

“The original farm was called Munbilla Farm and Munbilla Road is a private road that goes into this property called ‘The Shack’ and about eight other properties that also have access to that unique part of the coast, all via private road with a security gate at the entrance,” he said.
“Back in the ‘70s the bloke who owned Munbilla Farm had a vision to build a resort on that part of the coast, he went to council and got approval and they provided eight titles that were going to be the resort, but he never went head with building it and in the end was left with eight titles, which he chose to sell to individuals in the 1970s.
“It’s a very private area; they’ve all got security access and very rarely come to market. Most people who live in this particular little spot are either retired or semi-retired and virtually all of them at some point resided in Melbourne. Those who are semi-retired commute from Melbourne down from this little coastal area on weekends and holiday periods.”
The ultra-private collection of homes are about two-and-a-half hours’ drive from the city.
Mr Hellyer said this listing was by far the largest, having sold another that was probably the second largest at about 4ha in the mid $2m range recently and another — an incredible dream home with an infinity pool to take in the jaw-dropping views — in the mid $5m range last year.
He expected this one to attract a figure in the mid $4m range.
“The sellers bought it in 2011 and have used it as a bit a weekender,” Mr Hellyer said.

“If you’re looking for something coastal Mornington Peninsula with cafes, shops, all those sorts of things — this isn’t for you, don’t bother,” Mr Hellyer said.
“This isn’t hustle, bustle cafe strip Mornington Peninsula buying. This is seclusion; this is peace, tranquillity. It’s an absolutely gorgeous beach. If you’re into your surfing, fishing, spending time with kids in the rockpools, those sorts of things, then this is the place for you.”
The rugged property is also about 30-40 minutes’ drive from Wilsons Promontory.
